The Tobacco Factory, the last remaining part of the Old Wills Tobacco site, was converted into a fringe theatre in 1998, with a makeshift stage on the first floor. Since then it has been transformed into a properly serviced theatre that hosts a variety of avant-garde, performance art and superb fringe theatre, much of which has received national critical acclaim.

The tobacco factory also has a cafe bar and exhibition space (plus office space and apartments). It is a 'model of urban regeneration'.
